National Maintenance & Energy Manager
We are looking for a National Maintenance and Energy Manager to join our Central Operations Team team here at Haven.
This role will see the right candidate maximise asset availability, ensuring assets are safe,
energy efficient, compliant and operational for the best value achievable
The Head of Maintenance and Energy leads a team that supports the parks to deliver the highest level across all Balanced Scorecard stakeholder groups, through a Simply Better, Lower Cost approach. In addition to leading both internal and external teams to deliver Park maintenance support functions; ensuring that the Park environments are safe and complaint for all of those who visit or work in them.
You will be
*Is responsible for ensuring that their team’s work with the park teams to execute the functional plans
*Supports the Head of Facilities to create the functional SOP’s
*Coaches and supports their team to train the SOP’s in order to ensure sustainable high performance
*Actively seeks out best practice across parks and ensures that their team share and/implement at pace.
*Works with the Head of Operational Comms to create and deliver timely and effective communications for Park leaders to support in the successful delivery of Maintenance and Energy
*Supports their team to identify talent and feed into functional/POD succession plans to ensure team potential is nurtured and supported with appropriate stretch opportunities
*Acts as a subject matter expert within the Maintenance and Energy team in regards to the operational SBLC SOPS
*Works closely with the wider central operations team to develop the functional operating model
*Engages with GMs and ODs to support and challenge performance Constantly reviewing to improve efficiencies
*The ‘go-to’ person on Parks in the event of job escalation
*Drive value from quoted works and consistency in delivery
*Manage to a budget and prioritise as required
*Consider life cycle costing, value engineering and impact in all decisions made, and help drive standardisation of specification
*Support Parks to become centres of FM Excellence
*Deliver the execution of services, works or programmes of work within allocated budgets and timescales
*Identify innovative ways to improve services whilst reducing costs.
*Supports with the demand management of electricity, gas and water
*Manage other non-volume based benefit opportunities such as demand side response, TRIAD etc., as applicable
*Review and choose the optimum operating model balancing budget constraints and customer need
*Scope and plan budgetary requirements for as and when monies are made available.Constantly review and adapt agreed budgets, maximising the effectiveness and impact of works according to Haven business requirements.Prioritising spend via life cycle cost analysis to ensure value for money and realisation of maximum benefit for expenditure. *Continually prioritise and review the works required in accordance to business needs to deliver spend on budget
*Maximise output of direct labour resource and explore further opportunities
*Implement all works in adherence of the engineering specifications for the business e.g. refrigeration, heating, lighting, cooling, ventilation, electrical, fire, lifts etc… Keep in touch with industry developments to ensure Haven operates as efficiently as possible.Challenge as required
*Seeks out opportunities and keeps a tracker for investment in maintenance and energy and builds business cases for approval.
We are looking
Being passionate about working outside normal boundaries
10+ years’ experience of managing a team and working at a senior level driving transformational change
Technical experience and knowledge of all aspects of Facilities Management
Experience in a hospitality, retail environment.Multi location and premises.National remit.
Strong budget management experience with dem budgets in excess of £10m.
Great persistence in seeking continual improvement
Gains satisfaction from achieving results
Self-motivated and able to work unsupervised and through ambiguity
Desire to achieve longer term objectives
Strong analytical and statistical probing skills essential with a formal qualification in mathematics and/or statistical analysis desirable
Ability to manipulate data and present arguments based on factual evidence
Ability to identify, understand and communicate complex technical opportunities into investment cases.
Sound knowledge of the operation of retail stores and office buildings
Understanding of the operation and potential of control systems
